rivieradunes.gifPALMETTO — Construction on the third of five buildings has begun at Laguna at Rivera Dunes, which is proving to be a quick seller. The first two buildings facing the harbor are sold out, except for a penthouse at $1,269,000. Building III, facing the river, has 36 of 42 condominiums under contract.

“Boating has been a big draw, especially for newcomers to the area,” said George Smith, director of real estate development for Tampa-based Opus South Development. “We’re seeing a mix of buyers still working (some commuting to St. Petersburg), second-home buyers and retirees.”

Two island-style models are open in the first building, where buyers are moving in. The two-bedroom, two-bath Bellisima, with den, offers 1,754 square feet of air-conditioned area. The Costera model has three bedrooms, two baths and 2,229 square feet of living area. Each building has 10 “Azul” units, eight “Costeras,” 20 “Bellisimas” and four penthouses.

The Azul is a two-bedroom plan with den and 1,701 square feet. Penthouses have either 3,670 or 4,239 square feet of air conditioned area.

“People like the resort-like feel, the beautiful views and the marina atmosphere with big boats,” said sales associate Joan Boggs. “We’re convenient to Bradenton, Sarasota, the Anna Maria Island beaches, I-75 and shopping at Ellenton.”

All the residences have waterfront balconies. Ceilings in the main areas are 9 feet, 3 inches. Amenities include a clubhouse with catering kitchen, fitness center and resort-style swimming pool overlooking the large marina. Two tennis courts will be added. Residents have reserved under-building parking.

Opus South Corp. in Tampa, part of the Minneapolis-based Opus Group, does its own design, engineering and construction. It built the Tropicana headquarters, and is building the 29-story Parkshore Plaza, with some retail, on Beach Drive in St. Petersburg.

Opus South will start a nearby project called 400 Beach Drive, and the company also is building the Village Oaks apartment complex in Temple Terrace.
